Equity and Inventory Financing
Fisgard Capital has provided residential and commercial first and second mortgage equity and inventory financing for hundreds of homeowners, builders, renovators and land developers since 1967.
Equity financing, compared to land development, construction, bridge and mezzanine mortgage financing, is a relatively simple process, as it does not involve progressive performance mortgage draws, and is simply a mortgage loan against the equity a borrower has in real estate property.
Inventory financing is similar to equity financing, and generally involves a request by a builder or land developer to finance the equity in a number (inventory) of remaining unsold lots, finished homes, condominium suites, commercial suites, and so forth. Unlike the more complex progressive draw mortgage, the inventory mortgage involves the assessment of remaining property value, most often in its finished state.
